Home Mortgage Financing - Home Mortgage Quote

Whether you are a first time buyer, purchasing your second or third home, or just refinancing your existing mortgage, you can discover how to find the right type of mortgage for your home mortgage financing needs.  Do this by getting a home mortgage quote that results in you finding the mortgage terms that will fit your needs and your budget.

Vancouver mortgage broker, Vancouver mortgage brokers, bc mortgage brokers, bc mortgage broker, Vancouver mortgage broker rates, Vancouver mortgage rates, 604, 604, 778 mortgage broker, bc mortgage rates, mortgage broker in Vancouver, first time buyer, financing home Vancouver, purchasing house mortgages Vancouver, mortgage broker Vancouver, Vancouver bc mortgage broker, Vancouver bc mortgage, Vancouver mortgage ratesTo find out the best mortgage for your particular situation, you will need to go through the home mortgage financing process.  This process involves getting a home mortgage quote.  Getting a quote is fast, easy and free and you can get one quickly using the Internet. There are a multitude of good mortgage companies online that can expedite the mortgage quote process for the best service to you.  Plus, being able to get a loan quote online gives you an opportunity to comparison shop mortgage closing costs, loan points, interest rates, loan terms, home loan down payment requirements and turn around time to close the mortgage very easily.

The first thing to consider when getting a home mortgage is the type of mortgage you need.  Are you willing to consider an adjustable rate mortgage to take advantage of lower interest rates?  If you know you may be staying put in your new home for an extended period of time you may opt for a long term fixed rate mortgage.  If you are purchasing a new home for the second or third time, you may be able to get better mortgage terms because of your past history.  Maybe you just need a refinance mortgage to take advantage of lower mortgage interest rates.  Possibly you are looking for a second mortgage otherwise known as a home equity loan to finance college expenses, to complete a home improvement project or for debt consolidation.

Once you know the type of mortgage you are looking for, jump on the internet and get an online mortgage quote.  You can get one for free quickly by filling out the form in the right margin of this website.  This will provide you with a free mortgage quote from any of several well known mortgage companies.  It is very convenient to complete a home mortgage quote online and doing so will help you narrow down your mortgage options for the mortgage interest rate, the closing costs and the mortgage terms as well as the required down payment amount and PMI in the shortest possible time.

Getting a home mortgage quote online does not place you under any obligation to get a mortgage with any particular mortgage company you make an inquiry to.  You retain complete freedom to pursue your mortgage once you have narrowed down your mortgage company choice.  Also, your privacy through the home mortgage quote process remains 100% intact.

Do not forget to do a line by line comparison of all the items you may need to consider for the mortgage process whether you refinance a mortgage loan or apply for some other type of mortgage.  There are a lot of important things to consider when you get a mortgage, and it would be easy to overlook something important if you do not make yourself familiar with the mortgage process.  You should definitely compare things like:

  • mortgage interest rates

  • low interest home equity loan rates

  • closing costs and loan points

  • interest rate buy down costs

  • your credit history or credit score impact on the mortgage rate or mortgage costs

  • the down payment size required for a given finance rate

  • whether or not the mortgage lender allows you to float or lock down the interest rate

  • fixed vs adjustable rate mortgage implications

If you are applying for a mortgage for the first time, take some time and review first time home buyer loan tips so you can go into the process more prepared with some knowledge about the mortgage lending process.

Use the free mortgage calculators on this site to do a little pre-figuring on your own prior to approaching a mortgage lender.  Having completed some of the mortgage calculations in advance is always a good idea and will help you know where you stand for mortgage qualification and how much house your budget can afford.

A home mortgage lender has a pre-qualification process to help you figure out how much you can afford and how much house you can purchase.  Once you have completed the mortgage quote and the pre-qualification, you will have all that you need to finalize things for your home purchase or refinance.

After you are comfortable with the mortgage company you have selected, go beyond the mortgage quote process and actually apply for a mortgage.  If you wait a substantial amount of time before you apply for the mortgage complete the quote process again as the mortgage terms or mortgage rates may have changed.

Architecture

The Vancouver Art Gallery is housed downtown in the neoclassical former courthouse built in 1906. It was designed by Francis Rattenbury, who also designed the British Columbia Parliament Buildings and the Empress Hotel in Victoria, and the lavishly decorated second Hotel Vancouver The 556-room Hotel Vancouver, opened in 1939 and the third by that name, is across the street with its copper roof. The Gothic-style Christ Church Cathedral, across from the hotel, opened in 1894 and was declared a heritage building in 1976.

There are several modern buildings in the downtown area, including the Harbour Centre, the Vancouver Law Courts and surrounding plaza known as Robson Square (designed by Arthur Erickson) and the Vancouver Library Square (designed by Moshe Safdie), reminiscent of the Coliseum in Rome, and the recently completed Woodward's building Redevelopment (designed by Gregory Henriquez). The original BC Hydro headquarters building at Nelson and Burrard Streets is a modernist high-rise, now converted into the Electra condominiums. Also notable is the "concrete waffle" of the MacMillan-Bloedel building on the north-east corner of the Georgia and Thurlow intersection.

A prominent addition to the city's landscape is the giant tent-frame Canada Place, the former Canada Pavilion from the 1986 World Exposition, which includes part of the Convention Centre, the Pan-Pacific Hotel, and a cruise ship terminal. Two modern buildings that define the southern skyline away from the downtown area are City Hall and the Centennial Pavilion of Vancouver Hospital, both designed by Townley and Matheson in 1936 and 1958 respectively.

A collection of Edwardian buildings in the city's old downtown core were, in their day, the tallest commercial buildings in the British Empire. These were, in succession, the Carter-Cotton Building (former home of The Vancouver Province newspaper), the Dominion Building (1907) and the Sun Tower (1911), the former two at Cambie and Hastings Streets and the latter at Beatty and Pender Streets. The Sun Tower's cupola was finally exceeded as the Empire's tallest commercial building by the elaborate Art Deco Marine Building in the 1920s. The Marine Building is known for its elaborate ceramic tile facings and brass-gilt doors and elevators, which make it a favourite location for movie shoots. Topping the list of tallest buildings in Vancouver is Living Shangri-La at 201 metres (659 ft) and 62 storeys. The second-tallest building in Vancouver is One Wall Centre at 150 metres (491 ft) and 48 storeys, followed closely by the Shaw Tower at 149 metres (489 ft).

Vancouver, unlike other British Columbia municipalities, is incorporated under the Vancouver Charter. The legislation, passed in 1953, supersedes the Vancouver Incorporation Act, 1921 and grants the city more and different powers than other communities possess under BC's Municipalities Act.

The civic government has been dominated by the centre-right Non-Partisan Association (NPA) since the Second World War, albeit with some significant centre-left interludes until 2008. The NPA fractured over the issue of drug policy in 2002, facilitating a landslide victory for the Coalition of Progressive Electors (COPE) on a harm reduction platform. Subsequently, North America's first safe injection site was opened for the significant number of intravenous heroin users in the city.

Vancouver is governed by the ten-member Vancouver City Council, a nine-member School Board, and a seven-member Park Board, all elected for three-year terms through an at-large system. Historically, in all levels of government, the more affluent west side of Vancouver has voted along conservative or liberal lines while the eastern side of the city has voted along left-wing lines. This was reaffirmed with the results of the 2005 provincial election and the 2006 federal election.

Vancouver City Hall

Though polarized, a political consensus has emerged in Vancouver around a number of issues. Protection of urban parks, a focus on the development of rapid transit as opposed to a freeway system, a harm reduction approach to illegal drug use, and a general concern about community-based development are examples of policies that have come to have broad support across the political spectrum in Vancouver.

In the 2008 Municipal Election campaign, NPA incumbent mayor Sam Sullivan was ousted as mayoral candidate by the party in a close vote, which instated Peter Ladner as the new mayoral candidate for the NPA. Gregor Robertson, a former MLA for Vancouver-Fairview and head of Happy Planet, was the mayoral candidate for Vision Vancouver, the other main contender. Vision Vancouver candidate Gregor Robertson defeated Ladner by a considerable margin, nearing 20,000 votes. The balance of power was significantly shifted to Vision Vancouver, which held 7 of the 10 spots for councillor. Of the remaining three, COPE received 2 and the NPA 1. For park commissioner, 4 spots went to Vision Vancouver, 1 to the Green Party, 1 to COPE, and 1 to NPA. For school trustee, there were 4 Vision Vancouver seats, 3 COPE seats, and 2 NPA seats.

There are 21 municipalities in Metro Vancouver, whose seat is in Burnaby. While each has a separate municipal government, Metro Vancouver oversees common services within the area such as water, sewage, transportation, and regional parks.
